King Street Wharf
BellMont were called to inspect façade works at Residential Tower, King St Wharf, Pyrmont. This 2 tower, 250 residential apartment complex, is located in one of the more envied residential addresses on Sydney Harbour. Whilst not showing extensive signs of dilapidation, the Owners have embarked on a proactive approach to refurbishment – thus ensuring that the building condition is maintained for many years to come. The Owners have been aware of the benefits of proactive maintenance as opposed to reactive maintenance and BellMont assisted in establishing the building elements most susceptible to deterioration in the aggressive marine environment.
BellMont have worked closely with well-respected Architects – Cox – to develop a proactive approach to the building.
Appointed to the task of preparing a report for the Owner's Corporation, BellMont undertook an extensive scope and analysis across the two towers, identifying the need for:
Structural steel maintenance.
Extensive concrete repairs to sections of the buildings.
Structural repairs to post tensioning duct end plates and,
Make good with repairs to the facade inclusive of painting.
New improved louvres were installed to the building, to replace the existing, providing an immediate improvement to the facade. The works to the residential towers have been instrumental in the refurbishment of the entire precinct, including remedial works to waterproof membranes and tiling.
