BellMont were engaged to attend a site inspection of an iconic low-rise motel in Lane Cove which revealed persistent water ingress issues. This has resulted in balconies and terraces leaking into the units below, causing damage to both the internal surface finishes and the durability of the slab reinforcement. Over time, gradual corrosion of the steel reinforcement can lead to concrete cancer, which is a significant concern.

After conducting previous inspections and flood testing, it has been revealed that the waterproofing system installed on the terrace above had failed.

Our engineers created a technical specification to re-waterproof all balconies and terraces including the necessary render repairs, sliding door and balustrade replacement and tiling.
