Over a period of three years, BellMont were engaged by Conti Property Group to undertake detailed investigative works at this Summer Hill property. The investigation consisted of a series of water tests, removal of window storm moulds, core drilling of brickwork, assessment of one top level balcony and the inspection of planter boxes.
After assessing the condition of the buildings existing waterproofing system, our engineers discovered that the builder had attempted to waterproof the planter boxes, however this has now failed as the builder failed to address the exposed brick faces, where water can be drawn through the brick and by-pass the membrane.
With the building left in such a vulnerable and dangerous state, our engineers recommended the removal and disposal of the existing membrane, tiles and screed to the Level 4 balconies and planters above the building entrances. In addition to this we recommended that the balconies be waterproofed with a high-performance, liquid applied waterproof membrane system and the planter boxes above the building entrances, be waterproofed with a high-performance UV stable membrane system.
