Miller's Point RotundaLocated on one of Sydney's premier sites, the Rotunda at Observatory Hill offers the public the opportunity to absorbed the breathtaking views of picturesque Sydney Harbour. The existing Rotunda is of high Heritage significance as one of the earliest timber rotundas within the area, though, due to its location has suffered the extensive effects of weathering. Bellmont have been engaged to provide expert restoration design services to the structure, requiring the sourcing of identical roof shingles, repair of timber flooring and creation of a waterproof flooring system to ensure protection of the main timber superstructure BELMORE PARK, HAYMARKET Not satisfied with tackling one project with historical significance, we recently began work on the Rotunda located at Belmore Park, Haymarket. Built in the same era as that of the Observatory Hill Rotunda, we were approached to consult on the deterioration of the structural timber elements. The existing failed waterproof membrane—most likely the original since construction— had allowed years of prolonged water penetration, resulting in the widespread development of wet rot. Bellmont Façade Engineering have undertaken a detailed survey of the structure and have prepared the necessary remedial documentation for its repair—sympathetic to the Heritage Conservation requirements applicable to the structure.

It will come as no surprise, but the BCA continues to emphasise the importance building safety. The level of balustrade safety has continued to increase over the past 15 years. New systems are now required to withstand additional loading, remove the risk of climbing and yet remain practical to the project and aesthetically pleasing. It is important when designing balustrades that the above requirements are achieved as well as compliance with the BCA and Australian Standards. Bellmont has a vast amount of experience in designing balustrades and has the capabilities to design, test, inspect and certify balustrades in accordance with the BCA and Australian Standards. The Oscar on Hollywood is a multi level residential complex, consisting of two buildings located in Bondi Junction. The Owners have embarked on a large scale remedial project to remove all traces of concrete “cancer” and delaminating render and subsequently apply a three coat acrylic external grade paint coating system.
This project has also provided an ideal opportunity for the Owners to alter the colour schedule of the building and revitalise its appearance. Bellmont is providing project and technical supervision services, ranging from detection and quantification of concrete/render repair volumes to paint application and adhesion testing of the applied coatings. Paint adhesion tests are being undertaken utilising a pneumatic testing unit which measures the strength of the bond between the new paint and the host substrate. Regular dry film thickness tests (DFT) of the paint coating are also being undertaken and recorded with the paint supplier in order to ensure correct coverage rates are being achieved. The project is progressing well and is anticipated to continue for the majority of this year. |
