With so many defect inspections taking place at the moment and with the introduction of the building defect scheme, we thought it appropriate to delve into this component of our industry and what it entails. Read on to find out more! What is a building defect? A building defect is a defective element of a building that can be attributed to poor design, workmanship or materials, or a failure to comply with structural performance requirements of the National Construction code. The Building Defects Scheme: Earlier this year, the strata building defects scheme was introduced making it mandatory, as of January 1st 2018, for developers of residential strata buildings with four or more buildings to notify the Commissioner of Fair Trading when defects have been identified within their building. This scheme strictly applies to contracts entered into from January 1st 2018 and requires builders to employ an independent building inspector to undertake interim and final inspections and reports of their building to identify defects. In addition to this, developers are required to pay a 2% building bond to help cover the costs of potential defects that may arise. You made a good point when you shared that a defective building is attributed to the poor design and workmanship of the hired contractor. It is very important to detect these flaws in order to prevent any unwanted circumstances in the future. I would like to think if a company is working on a project, it should consider hiring a reliable building expert to detect any defects in the structure.
